BOA Notice of Action – 106 Van Houton Avenue

NOTICE OF ACTION TAKEN BY
TOWNSHIP OF CHATHAM ZONING BOARD OF ADJUSTMENT

PLEASE TAKE NOTICE THAT on the 10^th day of June 2026 the Zoning Board of Adjustment of the Township of Chatham in the County of Morris took the following actions:

Resolution for the disturbance of steep slopes related to the construction of several proposed improvements in the rear yard, including, but not limited to, an in-ground swimming pool, elevated deck expansion, spa, outdoor kitchen, fire pit and wet bar, with connecting patio areas/walkways and several retaining walls, on property designated as Block 62.03 Lot 21, on the Chatham Township Tax map, and commonly known as 106 van Houton Avenue. This property is in the R-3 Residential Zone.

Resolution for the extension of time to commence construction in accordance with the Board’s prior approval granting variance relief relating to work that was done without permits or approvals, for the regrading/disturbance of steep slopes, construction of patio areas, and beginning construction on retaining walls to the rear and side of the existing dwelling. Property is  designated as Block: 62 Lot 49, on the Township Tax map, and commonly known as 82 Sunset Drive. This property is in the R-3 residential Zone.

Resolutions of the Zoning Board of Adjustment with respect to the above matters are adopted and are filed in the Zoning Board of Adjustment office and are available for public inspection.
